A tea room at a county beauty spot is now available to rent – and could provide a brilliant business opportunity.
The Conservatory Tearoom in Bradgate Park, near to the Newtown Linford entrance, is on the market with estate agent Andrew Granger and Co for £1,500 per calendar month (£18,000 per year).
Prior to the coronavirus lockdown, the property, which is in a lovely garden area, was run as a tearoom and gift shop by the Bradgate Park Trust, and it’s likely that most of us have paid a visit at one time or another.
It is described by the agent as a “unique opportunity to lease an established tearoom/cafe located on the edge of this popular tourist hot spot within the village of Newtown Linford.”
It is one of two tearooms at the park – the other being the Deer Barn Tearoom, in the middle of the park next to the visitor centre.
The property up for rent includes a 300 year-old detached former estate cottage, which has traditional stone walls and a pitched Swithland slate roof, and a modern conservatory, where many visitors to the park will have enjoyed a cuppa and a cake in the seating area.

The accommodation also includes a servery area, kitchen, freezer room and wash room. There is also a shop area, with storage room, a toilet, plus two interconnected store rooms upstairs.
Whoever rents the tearoom will also get an area of outdoor space, suitable for picnic tables.
The property comes with pedestrian rights of way from the Newtown Linford car park, across the footbridge from the car park, and also via the park main entrance next to the church.

It is offered to let for an initial fixed term of five years, for use as a cafe/tearoom with associated retail if desired. Opening times will be restricted to match Bradgate Park’s car park opening times.
The tearoom is offered to let by informal tender, with tenders closing at 12pm on Wednesday, May 19.
